Gibbons Construction General Manager Shane Trench explains: "For this ambitious project, the design approach taken by Gibbons is to create a state-of-the-art multi- storey CBD office space that will provide Nelson businesses with a warm and welcoming environment whilst utilising leading edge structural technology to place this building at the very peak of seismic resistance. "An early approach to and subsequent discussion with the Urban Design Panel (UDP) also ensured that the building would greatly enhance the streetscape along Halifax St with the UDP "strongly" supporting the Gibbons design." With this in mind, the design team of ISJ Architects and Aurecon Structural Engineers were once again brought together to deliver on the brief. The design team were again invited to consider the use of timber in developing the structure. Having worked on the NMIT Arts & Media building with Gibbons Construction, the bringing together of this team again made perfect sense for Gibbons. "The expressed laminated veneer lumber structure takes advantage of timbers light weight and inherent flexibility. Combined with state of the art 'Damage Avoidance Design' research by the University of Canterbury, the resulting building exceeds maximum seismic code requirements and can be simply reinstated to full structural strength following significant seismic events," says Shane. "In a nutshell, the building is designed to absorb impact by reducing the shaking and damage potential of seismic events and focusing it into the rocking shear-walls with controlled energy dissipation fuses. This improves post event resilience and minimises rectification costs, ultimately increasing the tenants and owners speed in recovery. Internally, the spaces are designed with sustainability and low energy use in mind. "Extensive operable glazing will enable both natural lighting and passive ventilation to office tenancies. Light fittings throughout are utilise low energy or LED Technology. The expressed LVL timber structure visually warms interior spaces, acting as both a thermal store, and inherently, as a natural carbon store. "This building represents a second generation of timber design for Gibbons Construction, and another step toward a new, timber based solution to commercial construction in New Zealand.
